Built On Site | Flexible Pricing Based on Your Budget

Shell Package

Best for budget-conscious builds and phased projects

750 sf (2BR): $57k–$61k

What’s included:

• Post & Beam foundation
• Framing for walls, roof, and floors
• Roof + wall sheathing to make it weather-tight
• Permit drawings + engineered stamped plans
• Coordination of all required permits and inspections

• Doors + windows (materials, unless specified)
• Site work / utility runs (separate quote)
• Interior finishes, plumbing, electrical, HVAC

The Shell option is perfect if you're on a tight budget or want to do some of the work yourself later. You’ll get the foundational structure of the ADU, ready for you to finish the next steps at your own pace or with your own contractors.

Hybrid Package

Best value for most clients — handle some work yourself, and we do the rest

660 sf: $84k–$101k
750 sf (2BR): $95k–$115k

What’s included:

• Everything in Shell, plus:
• Exterior Dry-In: Siding, windows, and roof finished to keep the structure safe
• Installed doors + windows (materials included)
• Selected rough-in work: Electrical and plumbing completed to the point where you can add final finishes

• Interior finishes (flooring, cabinetry, drywall, etc.)
• HVAC, plumbing, and electrical final hookups
• Site work/utility connections (separate quote)

Who is this for?

The Hybrid option is the best value if you’re looking for a cost-effective solution but want some work done for you. It’s perfect if you plan to handle the interior finishes and final hookups on your own or with a local contractor, but still want the heavy lifting done professionally.

Turnkey Package

Move-in ready — everything is done for you

• Everything in Hybrid, plus:
• Interior finishes: Floors, walls, cabinetry, countertops
• Full plumbing + electrical: Hooked up and ready to go
• HVAC system installed: Heating and cooling for your space

The Turnkey option is for clients who want a stress-free build. Everything is completed, from the foundation to the final finishes, including plumbing, electrical, HVAC, and interior details. This is a fully finished ADU, ready for you to move in immediately without additional work.
