- Post & beam foundation
- Framing + roof and wall sheathing

- Permit drawings/engineering coordination
Not included:
- Utilities/site work
- Doors/windows materials (unless specified)
- Interior finishes, plumbing, electrical, HVAC
2) Hybrid Package — $84k–$101k
Includes:
- Everything in Shell
- Exterior dry-in scope (final scope depends on selections)
- Doors/windows installed (if included in scope)
- Selected rough-ins (based on plan)
Not included:
- Some interior finishes (scope-based)
- Final utility connections/site work
3) Turnkey Package — $168,900
Move-in ready. Includes:
- Finished interior
